How long does it take to sell a home in Kitchener-Waterloo?
It depends far more on pricing and preparation than on any market-wide average. A home priced against current comparable sales, well prepared and properly marketed draws its strongest interest early; a home priced above what the comparables support can sit for months and often sells for less in the end. Property type and price band matter too — entry-level homes generally move faster than the top of the market — and spring and fall are the busiest stretches in KW. What are the costs of selling a home?
The largest one is real estate commission, which is negotiable and typically ranges from 4-5% of the sale price, split between the listing and buyer's brokerages. After that come your lawyer's fees for the sale, a mortgage discharge fee — plus a penalty if you break a fixed term early — and anything you choose to spend on staging or repairs before listing. Should I make repairs before selling?
Usually only the ones buyers notice. Deep cleaning, decluttering, fresh neutral paint and small fixes — a sticking door, a dated light fixture, damaged drywall — tend to be worth doing, while major renovations undertaken purely to sell often are not. We walk through the home with you before it is listed and tell you plainly which improvements are worth making at your price band and which ones to skip. How do you determine my home's value?
We prepare a Comparative Market Analysis (CMA): recent sales of comparable homes near you, what your home would be competing against on the market right now, and similar listings that expired without selling, each adjusted for the differences in size, lot, condition, upgrades and location. The result is a pricing strategy rather than a single number, and it is where automated online estimates fall short — an algorithm cannot see your finished basement or know that your street backs onto a park.
